The $800 Bundled Wind and Mold Assessment for WPB Coastal Properties
Your insurance company wants you to get a wind check and a mold check before you can renew your policy. You hire a company for $800 to do both. One person comes to your place and finishes everything in one visit. It seems easy.
Most of the time, you get real things. But the mold in that bundle is not always what you think it is. If you ever try to use it, you may see that it is not worth much.
What the $800 Actually Gets You
The bundle has three pieces. A wind mitigation check in Palm Beach County costs between $150 and $350. This info is from Palm Beach Inspections LLC. A 4-point inspection will add $75 to $175. If you add mold, the total price can be about $700 to $900. That is why the cost is close to $800.
The wind report and the 4-point are both real. They are standard papers that carriers use. The wind report uses a state paper called the OIR-B1-1802. It was updated on April 1, 2026, under Florida Statute 627.0629 and shows things like your roof deck and storm shutters. The 4-point looks at your roof, electrical, plumbing, and HVAC. Both can help bring your premium down. Both are legal.
The mold part can be different each time. There is not a fixed way for this. Most times, one person will walk around and look at what they can see. They will write down anything they find.
The Problem With a Visual Walkthrough
A person who comes in to look for mold might look for stains, smell for mold, and show you spots that are easy to see. This can help, but it is not a real test for mold.
Florida law explains what a real mold test should be. Under Florida Law, if you find mold that covers more than 10 square feet, a licensed mold expert must take samples and send them to a lab. A quick look by someone who checks homes is not enough. If your insurance, a buyer, or the court needs an expert’s report and you just give them a short checkup, you will need to do it again the right way.
The License Issue Nobody Mentions
The person who fills out your wind form does not have to have a mold license. They should be a home checker, builder, or engineer. These jobs are not the same. A mold license comes from the Florida DBPR. Many home checkers do not have this license.
Before you buy any bundle, ask the company for the DBPR mold license number for the person who will do the mold check. If they cannot give you this number, the mold work in that bundle does not count under the law.
When You Need a Real Mold Test, Not a Visual Pass
If your home has no storm damage and it has not been empty, a quick check might be enough for your insurance. But if any of these things happen, you will have to get a full test done by someone with a license.
A storm damaged your roof. Water may get into the walls for weeks before you see any marks or spots inside. A quick look around will not catch this problem. The home was empty during a South Florida summer. With the AC turned down low, the air inside can stay above 60 percent for a long time. Mold can start to grow in an empty home, but you might not see it when you get back.
Your insurance company wants a report from a licensed person. That means the person needs to have DBPR papers, use lab tests, and write down the results. A normal home checkup does not give them what they are looking for. Homes with seasonal closure history often have more than one of these problems at the same time.
How to Do This Right
You can book the wind form and the 4-point at the same time. Both are done in one visit. The price is good.
For mold work, you need to book a meeting with a licensed Florida mold inspector. This person should not be working with any cleanup company. Florida law 468.8419 says that one company cannot both find mold and clean it up at the same place within one year. A licensed mold inspector with nothing to gain from cleanup will give you a clear report. For WPB mold testing, this type of work means your report will count with insurance and help if there are any problems down the line.
Does the 4-point inspection cover mold?
No. The 4-point check only covers the roof, electrical, plumbing, and HVAC. It does not check for mold. If your insurance company wants mold checked, they will list it on their own. You have to ask if they need a report from a person with a license or if looking is good enough, because these are not the same thing.
Can one inspector do both the wind form and the mold check?
They must have two separate licenses, a wind mitigation one and a DBPR mold license. Many inspectors only have one. You should ask for both license numbers before you decide.
What does a proper mold check actually include?
Air samples, surface samples, and moisture readings are sent to a trusted lab. The results are checked with an outdoor sample that is taken on that day. A person will write a report and give a rating about the condition. A simple walkthrough will not have any of these steps.
The Bundle Works - With One Exception
The wind form and the 4-point are good to have at the same time. You can save money and time when you do this. You get two documents, and your carrier will use them.
Do not let the mold line get by when you check it. Book that part for itself, with someone who has the right license. Get real lab results. This is what keeps you safe if something goes wrong.
