Visual walkthrough

The inspector walks every accessible area of the property — all rooms, basement, attic, crawl space, and mechanical systems — looking for visible mold growth, water staining, efflorescence, condensation, and moisture indicators. The walkthrough determines where samples are placed and shapes the inspector's interpretation of lab results.

Infrared thermal imaging

A thermal camera detects temperature anomalies consistent with moisture trapped behind walls, ceilings, and flooring — areas that look dry but may have active water intrusion. Thermal imaging is not a moisture meter; it identifies areas worth investigating further, not definitive proof of moisture.

Air sampling

Surface sampling

When visible growth is found, a swab or tape-lift sample identifies the exact mold species and concentration on that surface. This cross-checks air results and confirms active amplification sources. Lab analysis

All samples go to an AIHA-accredited laboratory. The lab counts and identifies mold species under a microscope and reports results within 24 to 48 hours. Results include species-level identification and spore counts per cubic meter — the same standard used in professional environmental health assessments.

Plain-English report

Your report explains what was found, where it was found, what species are present, and what the lab results mean for your home. The report is written to be understood without a microbiology degree — actionable findings, not raw data.

Why One Method Is Never Enough

A visual inspection alone misses hidden mold — growth inside walls, above ceilings, inside HVAC ductwork — because it can only find what the eye can see. Air sampling fills that gap, detecting spores circulating through the air from sources that have no visible sign on any surface. Thermal imaging points the inspector toward areas that look dry but may harbor moisture, narrowing the search before sampling begins.

Surface sampling adds a third dimension: species identification. Elevated air counts tell you that mold is present; a surface sample on a growth area tells you exactly what species is amplifying, which determines the remediation approach and the health risk profile. A wall with Stachybotrys — which requires sustained moisture — carries different implications than Cladosporium, which is ubiquitous.

How long does a full mold inspection take?
Most residential inspections take 1.5 to 3 hours on-site, depending on the size of the property and what the inspector finds during the visual walkthrough. Larger homes, properties with complex HVAC systems, or homes with obvious areas of concern take longer. After the on-site visit, samples go to the lab and results typically come back within 24 to 48 hours. Your report is generated and delivered once all lab results are received.
Do I need to be present during the inspection?
It is strongly recommended that the homeowner or a representative be present. Your presence allows the inspector to ask about the history of water events, past repairs, HVAC maintenance, and areas of concern that may not be visible. That context directly affects which areas the inspector prioritizes and where samples are placed. If you cannot be present, the inspector can conduct the inspection with access instructions, but the results may be less targeted without your input.
What is the difference between a mold inspection and mold remediation?
A mold inspection is a diagnostic service — it determines whether mold is present, identifies the species and concentration, and locates likely sources.
